How to buy land in Cyprus?
Here are the simplified steps to purchase land in Cyprus:
- Use our website to explore different locations in Cyprus to find the ideal land based on your preferences and needs.
- Determine your budget for buying land, considering the purchase price and additional costs like taxes, transfer fees, and surveys.
- Understand the types of land available – residential, commercial, and agricultural. Choose the one that fits your purpose.
- Contact our real estate agent and visit potential land plots in person to assess factors like size, terrain, and proximity to amenities.
- Ask an architect to confirm that you can build what you wish on the land. He will check the zoning and local regulations and advise.
- Hire a lawyer to conduct a legal check on the land. Ensure clear ownership and valid title deeds.
- Negotiate with the seller on the price and terms of the land deal. We can assist in negotiating a better price.
- Make an offer to the seller. Once the offer is accepted, your lawyer will handle the legal process.
- Pay a deposit to secure the property and sign a pre-contract (Reservation agreement).
- Proceed with signing the contract and paying part of the remaining balance.
- If you are a non-EU citizen, obtain permission to buy the plot from the Council of Ministers through your lawyer.
- Stamp the contract of sale and register it with the Cyprus Land Registry Office. Pay the remaining part of the purchase price.
- If the plot has title deeds, before paying the remaining balance, you will need to get a Land Registry appointment, pay the transfer fees, and transfer the title deed.
- Plan for the future use of the land, whether it's development, construction, or holding it as an investment.
